Our step-by-step approach

  • Valuation

    We will visit your property and discuss market value, our services and advise on how to comply with new and current legislation.

  • Choose service

    Let Only or Fully Managed. We will discuss both options at valuation stage. When you have selected an option, we will then send you agency agreements to sign.

  • Marketing

    Photographs will be taken and your property will be added to the property portals as well as our website. A "To Let" board will be placed at the property.

  • Property Viewings

    We will carry out viewings and let you know the feedback, interested parties then submit application forms.

  • Applications and referencing

    We will discuss applications with you and once you select an applicant, we will go through a thorough referencing check.

  • Lease agreement

    We will agree a date for tenancy to start, and organise for the lease to be signed by tenant and guarantor if applicable. Deposit will be paid and protected within the tenancy deposit scheme.

  • Move in

    Tenants will collect keys from us along with their move in pack. They will pay the "1st months rent" on or before this date.

  • Management

    If you have selected the management service, we will continue to look after the tenancy to include inspections, maintenance, rent collections etc.

By law all properties on the market for sale or rental must hold a valid Energy Performance Certificate.

The certificate is valid for 10 years and contains information about the energy rating for the property, the rating is from A (most efficient) to G (least efficient). In addition it gives recommendations on how to reduce energy and save money.
