Not all Landlords permit pets to be kept in the property and prior approval from the Landlord must always be secured before keeping a pet. In these cases, the Landlord may require a larger deposit, a pet reference and additional cleaning to be undertaken at the end of the tenancy.

A common-sense approach is suggested and any repair that is not easily and safely fixed should not be attempted and must be reported.
If you do need to report a repair it should be done using the repair report form below. All repair requests are sent to our Contractors who will respond, usually within 48 hours.
Visit DE Gas Report a RepairWhen a repair involves your heating breaking down, water escaping or electrical faults other than a trip switch, the emergency contact number may be used.
The office must also be advised using the repair form. The form must be noted 'Emergency Repair Contractor notified'
The Contractor may consider the repair as being non-emergency, in which case it will be sent to the office to be scheduled with any other requests that are received.
If you run low or out of oil or gas and cause an air lock in the system, the charge for unlocking this will be the tenant's responsibility
Using the property address as the reference, all rent should be paid through standing order. Rent must have cleared into McMillan McClures account on or before your rent due date.
If for whatever reason, you become aware that rent due will be paid late, then the office should be contacted immediately to discuss the situation (only where McMillan McClure is managing the letting on behalf of the Landlord)
At the end of the tenancy the property will be inspected and provided there are no issues, the property has been left to the standard noted on the initial inventory and that the property has also been professionally cleaned to include carpets, curtains, bedding, windows, cooker etc the deposit will be returned. Any dispute regarding deposits may be resolved using the Tenancy Deposit Scheme dispute resolution service.
More informationA month before the lease ends the tenant must provide notice in writing to McMillan McClure (for managed properties). It is important to cancel your standing order when the final rent payment is made.
A tenancy can be extended however this is subject to the agreement of the Landlord. The Landlord reserves the right to charge an increased rent during the period of the extension.
Leases are legally binding contracts and any early lease terminations are subject to the agreement of the Landlord in exceptional circumstances. Requests to do so must be made in writing. The cost of remarketing and re-letting will be made by the tenant, in addition rent must continue to be paid until a suitable alternate tenant is secured and a new tenancy commences.
Before any deposit is returned, the property will be inspected as per the tenancy agreement. Deposits may not be used to pay re letting expenses.
At the end of the tenancy the tenant should arrange to have all post redirected to their new address within 7 days.
